Special Creative Financing Programs

 

No Down Payment Progams

Department of Veterans Affairs - No Down Payment required on V.A. foreclosure sales.  This loan is available to investors as well as owner occupants at a fixed rate of 6.75%.  Buyer must pay all closing costs in cash.

F.H.A. 100% Financing - special program - no closing costs & no down payment to the buyer, (needs desperate seller since most of the cost is paid by the seller) sponsored by the Nehemiah Foundation.  Go to Nehemiah Foundation page for more details.

V.A. Loan - Any eligable veteran may get V.A. financing with no down payment.  Closing costs negotiable between buyer and seller.

First Home Buyer Programs

F.H.A. - requires 2.25% down, buyer must have at least 3% of the sales price invested in the house.  Closing costs negotiable beyond the 3% investment.

C.D.A. - sponsored by the State of Maryland - Call for information.

Howard County Closing Cost Loan Program - 1st home buyers in Howard County may borrow up to $6,000 from the Howard County government to pay closing costs.   Call for rates and availablity.

Renovation Loans

F.H.A. 203K - Special loan for renovations.  Buyer borrows money to purchase home plus monies needed for renovation.  Buyer makes draws against funds as renovation work progresses.  Mortgage interest rate is 1 point higher then the market rate.  Mortgage payments may be defered for up to six months while property is being renovated.  All renovations should be completed within six months of settlement.
